Flat Roof Replacement with Drainage Upgrade in Oakland
Project Overview
This Oakland residential property required a full replacement of an aging flat roof that had reached the end of its lifespan. The project involved a complete tear-off of the existing system, followed by a detailed inspection of the wood decking to ensure a stable foundation.
The roof also included multiple HVAC and plumbing penetrations, which required precise integration to maintain a fully sealed system. Improving drainage was a key priority, as the original slope allowed for potential water accumulation.

Roofing System Installed
The new roofing system was built using a multi-layer modified bitumen assembly designed for durability and waterproofing. Components included a glass base sheet underlayment, a 4mm smooth torch down layer, and a 4.5mm cap sheet for maximum protection. New flashings were installed around all penetrations, and the roof slope was adjusted to improve drainage and eliminate ponding areas. Ventilation was also upgraded to meet current code requirements.
